Did he? Wow, I remember he said they moved twice, but not that they'd set up two offices. Maybe I'm remembering wrong, it's been a long time since I watched the MAGIC conference. God, that feels a fucking lifetime ago now.

I recently watched the MAGIC interview and I'm pretty sure he said they moved twice. As for Neilo, I'm pretty sure the early kickstarter interviews with Hirai, Matzukaze and Yoshimoto were filmed at Neilo, so it seems they have a pretty nice recording studio and may be responsible for some of the sound design and perhaps voice recording as well.

Yep. The original office was outgrown, and the second was full in a month. Now he does say they moved again to Gotanda, but it's a bit confusing. With that package RyoHD got, coming from Ebisu, that means they are still renting that location, plus the main studio in Gotanda. Yu-san also says during Magic that work is also being, "developed with various partners outside".

I don't care if there's shady, cash in the envelope under the table deals going on, as long as it makes for a better Shenmue 3.

Part of me wants to think they might be using the Ebisu office just for admin work/a correspondence address, but I wouldn't be totally surprised if they're developing out of both Gotanda and Ebisu too.

I think this is their second Ebisu office, from the Red Bull interview with Yu.

The character chart up the back? There's one floating around, but the copy they've got in the studio is greatly expanded with characters who'll be showing up in Shenmue III; which we don't have.

I'm still not totally sold on the HD remakes.

But if there's no Shenmue III trailer, that would automatically make me assume that the game is going to be launched mid-late 2018.

Interestingly enough I also found an illustration of Ren using grenades. I wonder if that'll happen in Shenmue III? It'll certainly be... explosive.

Yes, the Ebisu address on the package is the one listed on the official YS Net website so Yu is probably keeping it for correspondence. It's just a small apartment (photo taken by member abaww in 2015):
